Penned on July 1, 2006! Happy Canada Day …. although we will be into our 140th year by the time this is read! Boy, are we the luckiest people in the most beautiful part of the most fantastic country … and what about this weather?!! All these superlatives – well, why not?! These factors have made this (and out North Shore specifically) the most desirable and “strongly demanded” place to dwell. Our Real Estate value continues to thrive and buyers are buying with confidence. And so they should.
Now to address an increasingly asked question. Where are we in the cycle? Firstly, I should elaborate that I don’t think there is “the cycle”, but rather a myriad of “cycles”. Indeed it is most unusual to see the pure “sine wave” cycle curve. Our current peculiar cycle (value-wise) is one that started its uptick some 4.627 years ago, has seen an average 33.785% surge and is seeing a gentle cresting which started on the 9th of June of this year (3.37 pm to be precise) and is plateauing happily as we speak. But pardon gentles all - I pray that not too many folk are offended by my somewhat fanciful facetiousness! All I’m saying is that all “peaks”, “valleys” and turning points do happen at fairly specific times (BUT only in the technicolour™ of hindsight!!). Now, does this mean that the rollercoaster is ready to embark on one of the typical “heart-in-the-mouth” plummets? ….I postulate, not! Here is the “going out on a limb” comment…. If we see an actual reduction in average market value of more than 6.1325% drop over the next 6 months, I will be very surprised (and will refund all of the money you have spent over the past 8 years on my monthly updates). There, I’ve said it! Now, I crave your forgiveness, as Canada Day can never pass without a toast to our Monarch (or a little imbibing, anyway.) A final apology – (I’ve obviously been working too hard) – my “humour!!” is merely meant to underline the fact that we have no (repeat no) control over the so called “cycles”. I realize, it is easy to be flippant if one is not the “buyer in a seller’s market” or the “seller in a buyer’s market” - but, the perspective we need to deal with these external forces is not always an easy thing to come by.
